Spain Golden Visa Program Overview
Spain, with its diverse culture and history, is one of Europe's most popular holiday destinations. It is a full member of the EU and the Schengen Area, providing Spanish residents with unrestricted visa-free access and travel to 27 countries in Europe. The Spain Golden Visa also offers you and your family the opportunity to live, study, and work in Spain without the need to physically reside in the country.
The Spanish government enacted Law 14/2013 in 2013. This law gives non-EU citizens the opportunity to obtain a temporary residence permit in exchange for purchasing real estate worth at least €500,000. You can make this purchase as a primary applicant. Alternatively, you can do this through a company that is 100% owned by you.

The program is open to all non-EU applicants. Spain has an excellent variety of real estate, whether for lifestyle or investment. With its attractive climate and geography, the chance to own property in this highly appealing country is a significant advantage.
The investment requirements under the real estate option are as follows:
• A real estate purchase worth at least €500,000.
• You and all your dependents must have valid health insurance policies.
As the principal applicant, you must prove the source of your funds. You can include your spouse as a dependent. Like you, your spouse must be over 18, a non-EU citizen, and have no criminal record. You can also include your dependent children of any age. Additionally, you can include dependent parents.
Holding a Golden Visa does not mean you will become a tax resident in Spain. You become a tax resident by spending more than 183 days a year in the country. The same applies if Spain is the center of your economic interests or family ties.
IRNR (Impuestos sobre la Renta de No Residentes) is the Non-Resident Income Tax. You pay tax on income earned in Spain (e.g., rental income). There is no worldwide income or wealth tax. The tax rate is 24% on gross income.
After your initial contact, we will provide an overview of the program in terms of the application process. A PoA allows you to obtain an NIE. Entrepreneurs wishing to reside in Spain can purchase real estate worth €500,000 or more. This investment threshold can involve multiple properties. You are not required to live in or rent out the properties.
Following a scheduled face-to-face visit, you will receive a one-year Golden Visa from your nearest Spanish consulate. You need to book a biometrics appointment for the TIE. Pick up this residence card in person. Your TIE will be valid for three years. You can renew it every five years if you continue to meet the qualifying conditions. This means maintaining ownership of the property. Under the family reunification program, your spouse and children under 18 will receive residence permits after the Spanish authorities approve your application. Children over 18 and parents can also benefit from this right, provided they are financially dependent on you.
